Education, Communication, and Responsiveness guide every decision for this top-producing Minnesota agent.
In an industry where agents often compete on volume or market share, Alex Mayer built his Rochester, MN real estate business on a different foundation: three core values that guide every client interaction, every business decision, and every hour of his working day.
Education. Communication. Responsiveness.
“When you understand your values and principles, your decisions become a lot easier,” Mayer explains. “These core values shape my whole career, my whole business, my whole lifestyle.”
The approach has delivered results. Mayer has won Best Real Estate Agent in Rochester, MN, for four consecutive years, maintains over 300 five-star reviews, and closes 50 to 60 transactions annually as a solo agent without the large team structure many high-volume agents employ.
Education as Foundation
Mayer’s emphasis on education runs two directions: educating clients and educating himself.
“They don’t teach you how to buy a house or sell a house in school,” he notes. “For anyone entering a purchase or sale for the first time, it can seem very daunting and overwhelming. There are a lot of different things that go into it.”
His solution: show clients how all the pieces of the puzzle fit together to create a complete picture. Initial buyer consultations run 60 to 90 minutes, covering financing types, what makes up mortgage payments, how to shop for homes, what to expect from contract to close.
“I’ve seen the anxiety and stress on clients’ faces when we first sit down because they don’t know what to expect,” he says. “I’ve seen that weight just kind of get lifted off their shoulders as we go through things. If you know what you’re getting into, it makes the whole process much easier.”
The education commitment extends to his own development. Mayer has spent what he calls “a liberal arts tuition” on personal education in negotiation, pricing strategy, and marketing. He holds credentials including Certified Negotiation Expert.
“I’m always reading, always trying to figure out what’s happening in the market today,” he explains. “Especially in 2026 when we’ve seen AI citations and people going to ChatGPT and Gemini for recommendations, we’re having conversations with consumers in areas where there’s a lot of misinformation online.”
Communication Without Jargon
Mayer’s second core value addresses how information gets delivered. “Having this explained to you in an easy to understand way,” he emphasizes. “Not just throwing out a bunch of jargon at you.”
Terms like earnest money, clear to close, and tidewater mean nothing to most consumers. Mayer’s job is translating industry language into plain explanations that enable confident decision-making.
“I’m not just talking over their heads,” he says. “I’m making sure they know what they’re getting into. As they have questions, I’m responding to them in a clear and concise way.”
Rochester’s highly educated population, driven by Mayo Clinic and other professional employers, appreciates simplicity. “They have a lot going on in their heads,” Mayer notes. “They need things explained in an easy and organized way so they can make good decisions when they’re buying or selling properties.”
Responsiveness as Competitive Advantage
The third value, responsiveness, creates tangible differentiation. “If you read any of my 300-plus five-star reviews, you’ll see people tell you I’m often responding in seconds, if not minutes,” Mayer says.
He tells clients they have a four in five chance he’ll answer the phone immediately. On the fifth call, he’ll call back right away.
This availability stems from his business structure. Most agents spend 40 to 50 percent of their time chasing clients through prospecting and lead generation. Mayer’s attraction-based marketing eliminates that time drain.
“People are reaching out to me directly,” he explains. “I have a fully licensed assistant doing the paperwork on the back end. So I’m actually much more available to my clients than really any other agent in the market, just by the way I’ve designed my business.”
The structure also allows investment in continued education and market monitoring. “I’m not spending that time cold-calling or door-knocking,” he says. “That time gets redirected to actually serving clients and continuing my education.”
Values in Practice
These three values shape everything from how Mayer selects clients to how he structures his calendar. Education means blocking 90 minutes for initial consultations rather than rushing through 30-minute meetings. Communication means following up after showings to ensure buyers understand what they saw. Responsiveness means answering texts at 9 PM when sellers have showing questions.
“Personality is a key part of negotiations too,” Mayer notes. “You have to be friendly. This is not just calling someone and beating them up over the sale price of the home. I’m trying to help my buyer get the best deal that’s a fair price acceptable to the seller.”
The values also influence which credentials he pursues and how he invests in business development. Every decision filters through: does this support education, communication, or responsiveness?
“These core values have been the perfect trifecta of what has built up my business to the point that I’ve won Best Real Estate Agent four years in a row,” Mayer reflects.
For Rochester. MN buyers and sellers, the practical impact is straightforward. Working with Mayer means knowing what to expect, understanding how to operate, and learning what needs to be done to succeed in the local market. Not through jargon or complexity, but through clear explanations, consistent availability, and genuine commitment to client success.
“When you understand your values,” Mayer concludes, “your decisions become a lot easier.”
