As younger generations replace older leaders in positions of power in the business world, outdated investment techniques are being discarded in favor of new and innovative technology. Texas native Christian Gore recognizes the imperative for capital firms to adopt modern technologies and processes in the daily workflows.

Gore is founder and managing partner of G1 Capital Partners, a private capital firm specializing primarily in multifamily and industrial real estate investments. Based in Dallas, the firm’s ability to provide custom solutions and investments swiftly and flexibly is attracting attention with Gore’s progress into innovation. His strategic use of technology enables the firm to make informed decisions about where and why to invest.

“In our industry, we’re at an intersection where you have the technology, and you have the real estate side of the business, finance side of the business, and we’re at an inflection point where everything’s getting disrupted,” Gore says. “So, from a business infrastructure standpoint, we’re being extremely technology forward in everything that we do.”

Gore sees this “disruption” as an opportunity, not only for G-1 Capital but also for investors and others interested in investing alongside the emerging manager. Technology is changing rapidly, and firms need to keep up with the times to continue to make money in a fast-paced world. Gore brings a wealth of experience from his time in various private equity shops over the past decade, and in his firm he’s adding the advancements in information gathering and evaluation to have the ability to screen opportunities quickly.

“Ultimately, from the ground up, we are technology driven so that we can be proactive managers rather than reactive. We utilize predictive AI alongside our data partners, which, I think, gives us an edge.” Gore says.

Quite frankly, he believes outdated technology is being over-utilized in the institutional real estate world, which the industry has historically relied on for decades. For example, some of the traditional sources of information other firms could be relying on data that is one-to-three-years-old, while G1 Capital Partners’ data internally used accurate almost to the day in some cases, Gore says.

“Right now with technology and big data, we have the ability to aggregate all of this in a real-time pace, real-time manner,” he says, urging other capital firms to step forward with their technology, following his example.

Gore is a member of the Urban Land Institute and the National Multi Housing Council, which keeps him in touch with multifamily real estate and other industry leaders. He attended Brown University and Texas Christian University, giving him valuable knowledge in capital raising, real estate data analysis, and institutional investments.

“We’re looking at multiple strategies across the commercial sector and are product agnostic for the right opportunity. There is a large focus for us on affordable housing in select markets due to the significant imbalance and demand,” Gore says.

And Texas definitely needs more multifamily housing and affordable housing with the influx of people moving into the state, both from other states and from immigration across the border. Originally founded in 2018, G1 Capital Partners plans to scale the business significantly over the next 5-10 years. Over the last cycle, Gore has handled transactions worth approximately $9.5 billion across the US, and aims to deploy 200-300M in equity throughout 2024.
