It’s commonly understood that investing in real estate requires substantial wealth, industry connections, or at least some experience.

That may no longer be true.

A new wave of real estate investors has emerged, and their numbers are growing as they penetrate a traditionally insiders-only industry. These are house flippers who, often backed by limited personal capital and networks, are disrupting an old-school sector known for its resistance to innovation and difficult barriers to entry. Leicht’s first entrepreneurial venture, a virtual assistant project launched in 2011, failed within 12 months, leaving him with massive overhead costs, debt, and less than $700 in available capital. 

With a limited network and substantial financial constraints, Leicht began identifying properties with high-value potential and low-cost renovation needs. By presenting lenders with detailed investment proposals that highlighted unfulfilled property value gaps and cost-effective solutions, he began to secure partnerships. This approach forms the foundation of today’s low-capital real estate investing model: Identify opportunities, map out specific valuation strategies, and partner with investors to realize those plans and generate profits for everyone involved. With knowledge and proof on your side, even before the success of an initial deal, low-capital house flippers can start building a network of lenders, contractors, and realtors—a network that often expands with each successful deal.

Leicht has spent the last 13 years following this model to success, to the point where much of his personal real estate investment work is hands-off.
